Educated buyers and sellers know that the investment they plan to purchase or sell must meet the highest standards.  Below are simple strategies you can use to sharpen your environmental awareness when dealing with real estate transactions:

1. Energy Efficiency:  Cut costs by replacing energy-hungry appliances and lighting fixtures with Energy Star rated upgrades. Replace incandescent bulbs with compact fluorescents that last 5 times longer. Swap old water heaters with tankless or solar heaters (and receive cash back & tax incentives from your energy provider and the IRS).   Install solar tube lighting.  Soybean-based foam insulation is a great alternative to fiberglass. 

2. Indoor Air Quality:  Replace air conditioner filters every other month.  Use low VOC (volatile organic compound) paints that use less toxic materials in production. Replace outdated carpets with products that are made of natural fibers and don't off-gas. 

3. Water Conservation:  Replace that wasteful sprinkler system and thirsty St. Augustine lawn with a drip watering system and native plants that are drought-tolerant.  Are you aware that 75% of your annual water consumption goes to your lawn?!  Rain barrels are inexpensive and can save rain water to be used in times of drought.  

4.  Sustainability: Reuse everything!  Compost your kitchen scraps.  Instead of tossing that dresser, repaint or restain it to be used as furniture in another room.  Cover the top with leftover tile.

"Going Green" is not a new term.  It is simply a term for a change in our ideals.  We do NOT have the renewable resources we once thought were so plentiful, such as Water and Gas.  Those are finite products.  Each of us can do our part so that future generations may enjoy what we do today. Our network of green-minded businesses may help you to achieve your green goals.  Companies such as soy-based foam insulators, solar lighting, environmental landscaping, and air conditioning companies that install energy efficient systems.  Occasionally the initial cost to "go green" may be a bit more up front, however the overall savings in energy and cost, not to mention the health benefits...far out weight the expense.
